OUR STORY.
Casabel was founded in 2016 as a niche consultancy providing an in-house style of service to a small number of longstanding clients. The aim was simple: to combine the insight and commitment of a trusted internal adviser with the reach, independence and market access of an experienced agent.
That model remains central to the business today. We work quietly, selectively and with a strong emphasis on quality. Our mandates span different sectors and locations, although deal origination and acquisitions in Manchester and the wider North West remain a particular strength.
We focus on building enduring client relationships rather than chasing volume. Much of our work comes from repeat instructions and referrals from clients, advisers and agents who know how we operate.

Every instruction is led personally by Casabel's founder, Justin Rouse. Clients receive direct, consistent advice from the person responsible for the mandate, with potential conflicts considered from the outset and communication kept clear throughout.
Where a project requires broader knowledge, Casabel brings together trusted planning, design, legal, technical and funding experts to create an effective team around the client and the opportunity.

PRINCIPAL + FOUNDER
Justin has more than 30 years of property industry experience, gained in senior agency and client-side roles with commercial and residential property businesses. This combination gives him a practical understanding of both the market and the demands faced by developers, investors and occupiers.
He has originated and advised on transactions across the office, residential, healthcare and PBSA sectors, acting both as agent and principal. His work regularly involves coordinating design, planning and legal teams, negotiating complex ownership structures, developing site assembly strategies and supporting funding discussions.
Justin lives in the Peak District and is an enthusiastic cyclist and open-water swimmer. He is also a dedicated father and an active supporter of local community projects, independent businesses and charities in his hometown.
